Visual Inspections for Mould, Dampness, and Structural Soundness.
1. Visual-Only Inspection
All inspections conducted by Prototal Group under the Rental Minimum Standards program are strictly visual inspections. No invasive testing, physical dismantling, sampling, moisture metering, or structural engineering assessments are undertaken.
2. Mould and Dampness
Our inspectors conduct a visual assessment for signs that may indicate possible mould or dampness issues, such as water staining, peeling paint, visible mould growth, or odours.
No moisture meters, air quality testing, or laboratory sampling are used or provided as part of this inspection service.
Identification of potential dampness or mould issues is based solely on what is visibly observable at the time of inspection.
3. Structural Soundness
Prototal Group performs a visual inspection only for indicators of potential structural concerns.
Observations may include visible cracks in walls or floors, sagging rooflines, uneven doors or windows, or other readily apparent defects.
No structural engineering certification or guarantee of structural integrity is provided.
Properties requiring further investigation or confirmation must be referred to a licensed builder, structural engineer, or relevant specialist at the discretion of the property owner or agent.
4. Scope and Limitations
Inspections are non-invasive and based on areas that are readily accessible without the use of ladders, invasive tools, or destructive testing.
Areas hidden from view by furniture, coverings, fixtures, or construction are excluded from assessment.
The Rental Minimum Standards inspection does not constitute a full building inspection or pest inspection under relevant Australian Standards.
5. Responsibility for further investigation
Where Prototal Group identifies visual indicators of possible non-compliance, mould, dampness, or structural issues, it is the responsibility of the Rental Provider, Owner, or Agent to arrange for a specialist assessment, remediation, or further testing by a qualified contractor.
